RESERVATIONS AND CANCELLATIONSRESERVATIONS:  50% (of rent and applicable sales tax) is due at the time of the reservation to hold the reservation.  Remaining balance (and additional security deposit) is due no later than 60 days prior to date of check in for most reservations.  Reservations are not binding until 50% downpayment is received. 

CANCELLATIONS:  Up to 60 days prior to check-in reservations maybe cancelled (with written notice) and down payment refunded--minus a $100.00 processing fee.  After 60 days prior to check-in the downpayment /deposit is only refunded if property is re-booked at original rate--minus the $100.00 processing fee.

WEATHER:  In the event of a mandatory evacuation due to a hurricane a prorated refund or prorated rescheduling of the vacation will be given.  Renter to choose.  No other accommodations will be made due to inclement weather.

We reserve the right to refuse to rent to any potential renter.

Minimum age of 21 for all occupants unless parents are present for rental.  Violation of this rule is grounds for immediate removal from property as well as loss of security deposit.

Most reservations do not allow for pets on the premises.  If you bring a pet of any type into a rental unit without WRITTEN permission from the owner it is grounds for loss of security deposit. 

Smoking is not allowed in any of our properties.   If you smoke outside of the house please pick up and dispose of cigarrette butts.  Violation of this rule will result in forfeit of entire security deposit.

In order for depsit to be returned there must be no damage to property, house or household items.  All household goods are inventoried by weekly housekeeping.  Damaged or missing items will be deducted from deposit. 

Check In time for all houses is 4:00 P.M. on the scheduled day of your arrival

Check Out time for all houses is 10:00 A.M. on the scheduled day of your departure

Please be respectful of these times as the cleaning staff has a very busy day and is unable to work around you and/or your belongings.  The house must be empty in order for them to clean it properly. 

A late check out that delays their ability to clean the home WILL result in a deduction from your security deposit. 

Various items are provided for your convenience.  These items vary from home to home, please check your particular rental for what items you may expect.

All items furnished (including golf cart) are there for your convenience.  If an item is not functioning properly please notify us immediately.  We will make every effort to repair it in a timely manner.  However, we can not be responsible for damages or loss of use. 

The Fripp Island homes are located within the Fripp Island Resort.  There is an additional fee to access the resort facilities and amenities.  Please see page labeled "Fripp Island Information".
